More Information about the Trinder and Higgins Farms

I knew this was going to get a bit rambling to just shove into the middle of the original post, so here’s some additional information regarding and related to the Trinder property. The original post will also be edited to reflect the most current information, although it won't have as much detail as we'll get into here. All of this came from the single piece of information supplied by Donna P. in the comments section on the first post. She told us that she had found the will of Joseph Trinder from 1892, and record of the sale of the property by his executors in 1896. So for one thing, that gives us a closer range for his death.

Donna tells that the Trinder farm was sold to Alpheus Pennock. Alpheus (1849-1929) was the son of Lewis Pennock (1804-1879), who resided just south of the area focused upon here. You can see his name shown on the 1868 map segment above. After Lewis’ death in 1879, the home farm went to Alpheus. The house, which stood until the 1960’s, was located about where the grassy area is behind the Meadowood II Shopping Center and in front of Forest Oak Elementary School. It appears the house was torn down just before the school was built. Alpheus’ brother Pusey was the early 20th Century owner of the Harlan-Chandler Mill property in Milltown.

So far, all of this information was readily available with just some cursory research. However, before moving on, I decided to look for Alpheus Pennock in a couple of censuses. It seemed pretty obvious that he had purchased the Trinder farm as a secondary property, since it didn’t make sense that an almost 50 year old farmer would abandon his family's farm. When I found Alpheus in the 1920 Census, this is what I saw:

You can see Alpheus and wife Margaret there in the middle, but look at the other two names in their household -- Kelley and Higgins! As soon as I saw that, I knew there was more to the story. We'll start first with the second name, what appears to be Isthle Higgins, age 61. She's listed as being Alpheus' widowed sister-in-law, which means she was either married to his brother or Margaret's brother.

As it turns out, although I'm still not sure what name is supposed to be on the 1920 sheet, that she is Isabella (Little) Higgins, the widow of Thomas Higgins, Jr., the son of the former owner of the upper farm. She was the sister of Margaret Little Pennock, Alpheus' wife. The Littles had lived on a farm on the southwest corner of Upper Pike Creek Road and Old Coach Road, just a short ways from both the Higgins farm and the Pennock's home. Sometimes it seems like the dating philosophy at the time was "If you have to walk more than 15 minutes to find a wife, it's just not worth it." Both Margaret and Isabella, incidentally, were aunts to Lora Little, whose father was their brother William.

These familial connections also brought to light another fact, which is that it seems that the Higgins family remained on the upper (St. Marks) farm longer than I had thought. In the first post I noted that Runk said that Thomas Higgins' son John was running the farm, but that I had found him in Maryland beginning with the 1900 Census. What appears to have happened is that Thomas, Jr. may have taken over when John moved out. Thomas' first wife, Leah, passed away in 1905. Then, sometime between 1905 and 1910, he wedded the yet-unmarried Isabella Little. Whether that was a marriage of love or convenience we may never know. It now appears that it wasn't until after Thomas' death in 1913 that the farm passed out of the Higgins family. (William Kelley's widow Catherine, by the way, may have remarried. In 1880 she's listed in the household of Robert Taylor, who lived on the east side of Upper Pike Creek Road immediately west of this property, as his Step-Mother. I have a feeling that she might have actually been his mother-in-law. Taylor's wife "Anna" is the exactly same age as "Hannah" Kelley, William and Catherine's daughter.)

As for the lower, former Trinder farm, I also have a different take on its occupation as well, and much of it comes from the 1900 Census seen above. Going from the top, you can see Thomas Higgins and his first wife, Leah. Listed next is Alpheus Pennock and family. This indicates to me that he was living on the former Trinder property, and not his old home by Meadowood. To further place his residence, reading down you can see several Little families, including the one with Isabella still residing with her parents. This greater Pennock presence makes sense when you look closer at the map segment I included with the first post. You'll notice that not only is there a Pennock Road, but Bing Maps, at least, labels the whole area "Pennock".



To be honest, I'm not really sure what the exact point of all this was, except to bring the story of these two farms a bit further ahead into the 20th Century. It also goes to show that with these familial links, the two properties were even more tied together than I had thought. I won't say it's the only remaining mystery in all this, but one point I've been having trouble pinning down is the identity of the Katherine Kelley seen living with the Pennocks in 1920. I feel like she must be related somehow to William and Catherine, but I have not been able to make a concrete link. If so, it would be a good bookend to link together pretty much all of the families involved. As always, this is a continuing investigation, and more information will be provided if it comes up.

What I Learned: Getting Financing

Last year was very hectic for me. The reason for this is that in addition to working and running a few races, I was in the market for a home. There are a lot of moving pieces involved when buying a home, especially when you live in the San Francisco Bay Area, which is one of the hottest places to live (and the most expensive) in the country.

I thought I would break down my search into a few posts, starting with the beginning, which was financing. Oh the joys of getting a loan. Now, I have no idea what the right or wrong way to go about this is, but I will talk about the way that I did it, and what seemed to work for me.

First, I pulled my credit report. I have heard, and I am not sure if this is true, that it is better to pull it 6 times in one month than 6 times over the course of a year. So I pulled it, knowing that the lenders would also pull it. Luckily, it was in good shape.

The next thing I wanted was a pre-approval letter. I had no idea what I was getting myself in for, but I did know that a pre-approval letter was better than a pre-qualify. With a pre-approval, the lender gets mostly all of your paperwork and then they use that to figure out how much they will be willing to lend you. This is important for a couple of reasons. Firstly, it is hard to figure out how much you can afford. I spent a lot of time on the internet plugging in numbers, but until the lender actually used my actual hard data to get an amount, I was just guessing (with the help of Google).

The second reason that it's important is that it helps to submit the pre-approval letter with your offer. This can help convince the seller that you are serious about the offer, and it will make them more comfortable that your agreement is not going to fall through due to lack of financing. In the Bay Area, your offer will most likely not get accepted without a pre-approval letter.

To get a pre-approval letter, you have to figure out who you want to try to get a letter and/or a loan from. How do you figure this out? Good question! Once again, I turned to Google (and Zillow) to find out who could give me the best rate. In addition, I asked several people who they had used and how their experience had been. I got a lot of different answers. Zillow named two internet banks and Bank of America as having the best rates. Two of my friends used Quicken (internet bank) and Bank of America.

So, I contacted one internet bank, Bank of America (who happens to be where I have had my accounts since I was a teenager) and Citibank. What happened next was this:

The internet bank asked me to fill out a form with my financial info and send it back to them. The lady was very nice and the operation seemed legitimate. I filled out the form and sent it back and got a pre-approval letter the next day.

Bank of America connected me to Texas. I finally got routed to a local agent, who barely spoke English (sorry!) and tried to talk me into getting a 5/1 arm (adjustable rate) instead of the 30 year fixed that I asked her for. She then asked me to send in about 400 different kinds of paperwork, including all of my Bank of America  bank statements. I sent them all to her and did not hear back from her for three weeks (when I called her, her message said she was on vacation).

Citibank sent me an unprofessional email with no signature or logo that looked like a 12 year old had sent it, asking for 400 different kinds of paperwork. I told them I would feel more comfortable seeing a real person and giving my documents to them and the guy blew me off.

Since the Citibank guy seemed unprofessional, I contacted a third option, a local broker, and I sent him all my 400 different kinds of paperwork. He was very helpful and even helped me run a few different scenarios, depending on my down payment and/or desired purchase price. The guy was easy to reach on the phone and answered any (dumb) questions I had throughout the entire process.

The verdict: The amount I could qualify for was less than I wanted, since they could not count bonuses or overtime unless you could show two full years and proof that it would be ongoing. Bummer. So that meant the amount I thought I could spend was not the actual amount... in addition, I found it very strange that they ask you how much you want to spend. Can't they just crunch all the numbers and then tell you what the absolute max is?

My advice: Try a bunch of different lenders. You have no commitment to them. Once you have all of your 400 documents in pdf form, you may as well send them to as many lenders as you can!

In addition, my realtor told me a few tips. (1) the big banks (BofA etc) take forever to get you an answer, sometimes meaning you lose the house because you can't get financing in time. I know this as well because I work for a big bank and I see some of the frustration over how long thing take. (2) The internet banks will give anybody a pre-approval letter and will often give you the number YOU want, rather than what you can really afford. This causes problems later when it comes to getting the actual loan. Due to this, often times sellers will not accept offers if the letter is from an internet bank.

So, there we have it, my new understanding of financing in a nutshell.

Ray Betzner: Student of Starrett

Ray Betzner, BSI (“The Agony Column”), curates the blog Studies in Starrett, “an exploration of the works of Charles Vincent Emerson Starrett.” I asked Ray a few questions about himself and about Starrett, one of the premier figures in the first generation of Sherlockians. 

First of all, just to get our bearings on this topic, where would you place Vincent Starrett’s star in the Sherlockian galaxy? How important was he in the twentieth century and how important is he today? 

I place Starrett on equal footing with Christopher Morley and Edgar Smith, the troika of the Sherlockian Golden Age in the United States. Like Morley and Smith, Starrett’s affinity for Holmes started when he was a boy. But they diverged in adult life: Morley collected friends and Starrett collected books, while Smith had a mind for organization and a secretary to do the hard work.

Starrett’s book, The Private Life of Sherlock Holmes, helped many in this country realize they were not alone in their Holmes idolatry. Before the internet connected Sherlockians, Starrett was one of those vital links that helped build the Holmes community we enjoy today. He deserves a good-sized star in the Sherlockian firmament for that alone.
 

Probably Starrett’s best-known work is the groundbreaking The Private Life of Sherlock Holmes. You edited Gasogene Books’ handsome 75th anniversary editionHow many copies of the book in various editions do you own? 

All of them. Which is to say, that I have at least one copy of every edition produced in the U.S., England and Japan. All together, it’s 15 by my count.  

Steve Doyle and Mark Gagen deserve a lot of credit for that book. They didn’t stint in the production values. We wanted to make a book that Starrett would have been proud to put on his shelf, and I think we succeeded.  

Is The Private Life the most important book about Sherlock Holmes not written by Arthur Conan Doyle? 

That’s a tough question. As much as I am an advocate for Private Life, its influence in the last several decades has waned as newer works have come along, like William S. Baring-Gould’s Annotated Sherlock Holmes, which will likely be eclipsed by Les Klinger’s books.

To really enjoy it today, you have to treat Private Life as a product of its time. Otherwise, it will seem hopelessly out of touch with modern life. Despite this, there are some passages that are timeless. Like this: 

“But there can be no grave for Sherlock Holmes or Watson … Shall they not always live on Baker Street? Are they not there this instant, as one writes? … Outside, the hansoms rattle through the rain, and Moriarty plans his latest devilry. Within, the sea-coal flames upon the hearth, and Holmes and Watson take their well-won ease … So they still live for all that love them well: in a romantic chamber of the heart: in a nostalgic country of the mind: where it is always 1895.” 

As a teenager, you encountered the Canon and The Private Life at the same time. Do you think that simultaneity had anything to do with your passion for Starrett? 

Absolutely. The two books are forever linked for me. It’s also true that the copy of Private LifeI first read (the 1960 University of Chicago edition), opened my eyes to a group called the Baker Street Irregulars. The BSI seemed like a Valhalla to a teenager growing up amidst the steel mills of Pittsburgh. I never thought I would one day be a member of that group. I am still amazed. 

Billy Wilder’s “The Private Life of Sherlock Holmes” has nothing to do with the Starrett book. Do you ever wish the film had a different title?  

I like the film, although Starrett did not. He was a huge fan, and friend, of Basil Rathbone and ranked his Sherlock among the best. Rathbone fit Starrett’s desire for a cold, calculating machine capable of working out the most tangled skein. Billy Wilder’s camp and hints of homosexuality did not sit well with Starrett.  

What is your second favorite Starrett work? And why? 

Starrett’s sonnet, “221-B” is immortal. I can still get a little choked up reading it. There’s one line that summarizes my relationship to the Holmes world: “Only those things the heart believes are true.” If you lack this sense of child-like wonder, you will only see Holmes as cardboard caricature.  

Starrett only attended one meeting of the Baker Street Irregulars in his long life, but was very active in the Sherlockian community in Chicago and in print. What has it meant to you to be part of a large network of friends sharing your interest in the great detective? 

Starrett stayed close to Chicago because of the fragile emotional health of his second wife, Ray Latimer. I, on the other hand, have had the great joy of being with Sherlockians in New York, Philadelphia, Chicago, Minneapolis, Baltimore, Indianapolis and even little Morgantown, W.Va. Many of the men and women I meet in these places have become an extended family. Their wit, scholarship and friendship have been a big part of my life.  

How is being a Sherlockian in the age of social media different than it was in 1934, when Christopher Morley founded the Baker Street Irregulars, or even in 1974, when Starrett died? 

There are a lot of differences, but here’s one that strikes me as significant: In the past, you were largely restricted to being a Holmes fan at those moments when you corresponded with others or attended an event. Now, people live out their association with Holmes 24/7. 
While some lament the loss of exclusivity that came with the fading of an elect (and eclectic) group of (mostly) men who controlled the Holmes movement in the past, the Sherlock Holmes movement of today is diverse, lively, challenging and often utterly delightful. This is meant to fun, not a religion with a litmus test of orthodoxy.  To quote Morley (from a different context): "The whole matter is now hopelessly, delightfully and permanently confused. Long may it so remain!"
 

I have come to appreciate today’s movement, while maintaining a great respect for those of the Golden Age.  

What is your favorite Sherlockian activity or event? And why? 

While I love the twice-yearly meetings of the Sons of the Copper Beeches in Philadelphia, nothing beats the Baker Street Irregulars dinner weekend. The energy and joy that comes from gathering hundreds of like-minded men and women from around the globe is like Christmas, New Year’s and Mardi Gras rolled into one. At the same time, I especially cherish the quiet moments spent with a handful of folks over a meal or a drink as we share stories, remember absent friends, and plan new projects. Why else would otherwise sane people go to New York City in January?
